Despite this, there’s significant pent-up demand that we expect to see realised this spring.”

"The Cotswolds will remain a highly desirable location, with strong demand for well-located and unique properties despite broader economic challenges. Higher mortgage rates and economic pressures may temper activity, making realistic pricing key for sellers. Acting early ahead of potential interest rate changes could benefit both buyers and investors."
The introduction of VAT on private school fees may well impact some buyers, especially those considering a move from urban areas. However, this may also prompt families to reassess their priorities, leading to increased interest in smaller, high-quality properties closer to excellent state schools.

With protracted timescales for conveyancing being the main frustration for all parties in 2024, this is set to continue - particularly ahead of the stamp duty changes in April which will see solicitors focussing on and racing towards the deadline.
